Aplin Martin provided civil engineering services for a 106,000 sqft Light Industrial Building situated on a 2.4 hectare site. The building is a three stepped slab on grade with 13 Condominium Strata units in total. Special consideration for the grading of truck loading docks, both that grade and recessed was required.
This site provided grading and servicing restrictions which Aplin Martin required the design of a Utility Right of Way with an emergency overland escape route to safely drain both the subject and industrial site directly North. We ensured controls were in place to safely discharge an allowable release rate for a 1:200 year design storm as per the City of Airdrie’s requirements. This included sizing and installation of a large oil and grit separator to provide enhanced water quality to protect the existing stormwater pong immediately downstream.
Phase 3A saw the extension of the existing Highland Park Crescent N.E., addition of an emergency access road, a watermain extension for looping and the continued growth purposed. Within Phase 3A was also the Municipal Reserve including landscaping and a 2.5m Regional Pathway. We provided several different servicing and grading options for potential lot layouts that had the ability to save a significant amount of earthwork. These options included re-directing sanitary and storm sewers and the relocation/modification of utility right of ways.
Aplin Martin also worked closely with the City of Airdrie as this type of industrial development was the largest in size the City had seen at that time. These involved detailed Fire Prevention drawings, stormwater management reports, functional roadway layouts, and detailed plan and profile drawings. We worked alongside the developer to produce clear and concise detailed drawings for the adjacent site, grading and servicing drawings and concept. In addition, we also created a Stormwater Management Report in support of the Utility Right of Way and 1:200 year design storm for both the subject and the adjacent site.
Aplin Martin provided construction inspections on a part time basis that saw the successful completion of the underground & surface works. We also worked with the developer afterwards to adjust the grading around the front of the site to better suit the needs of tenants added at later dates who required slight modification to the current layout.
